New care homes to be built

MANY businesses have a caring aspect to their operations, and none more so than in the field of residential care.

In recent years a number of care homes have been closed in Trafford by the local authority and private owners with a loss of 450 beds, says Villafont.

Following an announcement earlier this year of its diversification into this sector, the company is hoping to fill this void with the introduction of six purpose built care homes in the borough and immediate surrounding area worth £47 million.

The closure of the care homes is attributed to many factors, predominantly the need to replace dated buildings, where increasing legislation along with rising fuel and food prices are driving up the costs of operating in such properties.

Now focused on this sector, Villafont will, led by the demand for new beds, develop care homes that offer superior health facilities, improving the levels of care for the elderly in the community.

This year alone, Villafont aims to start on two care home developments in Trafford, a £12 million 84-bed home with a day care centre, 12 ‘close care’ flats, a 4,000 sq ft healthcare facility and a children’s nursery in Timperley, and a £6 million 63-bed home in Urmston.

Chris McGoff, managing director of Villafont, comments: “We have ambitious aims for the future in this market. In response to the demand for beds, the lack of funding and the effect of the current economic climate, with increased food and fuel prices making existing buildings more expensive to run, we are seeking out opportunities in Trafford by creating a mid-to-long-term investment, rather than creating an asset and selling it off.

“To date we have planning consent for three new purpose built care homes in Trafford worth £25 million, with more in the pipeline across the north west,” added Chris.
